Fannie Mae Green Financing

Fannie Mae offers three different green finance products for both refinance and acquisition that encourage investment in energy efficiency. 

Green Rewards

  • Minimum 20% consumption savings in energy and/or water
  • Pricing incentive of 10 basis points
  • Allows 5% additional loan proceeds over standard Delegated Underwriting and Servicing (DUS) Lender loan limits
  • Up to 80% loan to value
  • Property Condition Assessment (PCA) and High Performance Building Report required
  • Annual Energy Star reporting required

Green Building Certification

  • Approved Green Building Certification such as LEED or Energy Star
  • Pricing incentive of 10 basis points
  • Up to 80% loan to value
  • Annual Energy Star reporting required

Green Preservation Plus

  • Minimum 5% of loan applied to energy and/or water savings improvements
  • Property must be at least 10 years old
  • Pricing incentive of 10 basis points
  • Up to 85% loan to value
  • Property Condition Assessment (PCA) and High Performance Building Report required
  • Annual Energy Star reporting required
